Tips to Prepair Your Home for Fall

The leaves are changing, the air is cooler and that means fall is here. During this time of year, property owners should conduct routine maintenance both inside and outside their properties. Important areas to inspect in and around your property include:

  • Gutters/ Downspouts: Visually inspect gutters for damage including flaking or peeling paint, rust spots, broken hangers, holes and leaky joints. Correcting damages now will prevent more extensive damages during winter months when outside temperatures fluctuate, which could cause severe damage. Make sure gutters and downspouts are clear of debris as this will ensure proper drainage. 
  • Caulking and Weather Stripping: To prevent heat loss through cracks, gaps and holes along the exterior of your property, inspect the perimeter and apply caulking or weather stripping wherever necessary. It is important to inspect the entire perimeter of your property, but areas of key interest should include hose bibs, dryer vents, windows and doors.
  • Service the Furnace/ Ductwork: Before using your property's heating system it is important to have a representative from a local utility company or service professional inspect the furnace to ensure it is in proper working condition. This will help prevent potential damages that may arise from using a furnace that was not properly checked. Additionally, be sure to cover the air conditioning unit to prevent exposure and damage related to changing weather and temperature.

 

Safety Tips for Heating:

Space heaters:

  • Keep away from flammable materials
  • Do not leave unattended or use while sleeping
  • Inspect wiring to ensure safety for use

Alternative heat sources such as a wood burning stove should be examined by an expert to make sure it is functioning properly.

Do not use the oven as an alternative heat source.

Inspect and clean all fireplaces and chimneys and close the damper when it is not in use.

 

Additional Fall Tips for Your Property:

  • Check all window and door locks for proper operation
  • Check your property for water leaks
  • Replace your furnace filter
  • Run all gas-powered lawn equipment until the fuel is gone. Remove oil and attach a reminder note to refill prior to using again
  • Test your emergency generator
  • Remove bird nests from chimney flues and outdoor electrical fixtures
  • Inspect and clean dust from the covers of your smoke and carbon monoxide alarms and change the batteries
  • Make sure the caulking around doors and windows is adequate to reduce heat/cooling loss
